作为助理经理，运营参与方，您的首要职责是为迪士尼小镇第三方运营商及其他配套设施建立租户关系并且执行和管理租赁协议。您亦对进行中的租约提供持续的支持与服务。基于租户现状表现分析，以及行业与消费者洞察调研报告，此职位将参与制订招商相关的策略与财务分析，并且与公司内部其他商业团队合作。此职位将直接向上海迪士尼度假区运营参与方总监汇报，并会与全球迪士尼运营参与方团队有密切合作。

工作内容：

我们正在寻找有相关专业经验，并具有房地产开发和运营能力的候选人，特别是有与中国的零售商合作经验的候选人来出任助理经理，运营参与方。您应具备如下能力：

• 研究与发展：关注行业动向，进行趋势分析并建立并维护品牌的有效资料库；
• 分析和尽职的调查：提供财务和租赁估值模型；进行租户和合约的事前准备与调查；针对不同客户提供创新的业务解决方案；根据业绩目标和财务分析，协助制定项目整体策略和谈判方案；谈判服务协议和各项组合方案；
• 开发新的潜在客户及签订租约：寻找符合要求的潜在客户，准备与租户沟通的资料，与潜在客户建立关系并可以在指导下完成意向书和租赁合同（包括更新现有的租赁合同）的谈判和签订。主导补充或后续协议的谈判（如员工优惠协议，户外场地使用协议）。

租约签订后，您将与运营部及华特迪士尼幻想工程合作完成以下工作：

• 租约管理：作为租户管理者，通过监督审批，维持上海迪士尼度假区的标准，及确保日常检查工作的进行；作为业主代表来监管工程建设和督促租户改善项目；参与推动内部的协调和配合，协助实施符合国际品质衡量的标准与流程；
• 分析及商业计划：密切关注迪士尼小镇租户业绩，提供相关分析报告及提议以实现最大化资产的租赁利用率；提供针对调整租户组合的建议；
• 宾客或客户满意度：培养与租户高管及本地团队的关系； 发展、推动和管理运营参与方，为上海迪士尼度假区的领导层提供支持和建议。

我们希望您：

• 拥有4至8年在中国市场的招商，资产管理，房地产开发及经营或其他相关领域的工作经验；
• 熟悉商业地产开发和运营知识；
• 商科或其他相关领域的学士学位；
• 出色的谈判能力，具有参与合同谈判的相关经验及理解诠释法律合同/协议的能力；

Job Summary:

The Operating Participants team develops and implements strategies related to the 3rd party operating relationships within Disneytown.  This function also develops and implements any other third party operational agreements for the resort.

Within the Shanghai Disney Resort Operating Participants team, the primary role of you as an Associate Manager, Operating Participants is to establish relationships and to execute and manage tenant agreements specifically with third party operators for Disneytown and for other supporting resort facilities.  You will also be responsible for supporting the on-going servicing of these lease arrangements. You will contribute to develop sound strategic and financial analyses from current tenant performance analyses, industry and consumer insights research and by partnering with internal lines of business within the Shanghai Disney Resort to develop actionable recommendations to Operating Participants. You will report directly to the Operating Participants Director at Shanghai Disney Resort but will also partner closely with Disney’s Operating Participant team worldwide.

Key Responsibilities:

We are seeking candidates with accomplished professional experience, real estate development and operational skills to fill the position of Operating Participants Associate Manager, with specific expertise working with retail operators in China.  You should be able to demonstrate experience doing the following:

• Research & Development: You will monitor industry activity, conducting trend analysis and maintaining an active database of prospective retail tenants;
• Analytics & Due Diligence : You will provide financial and lease valuation models; conduct tenant and deal due diligence; offer creative business solutions; assist develop the overall negotiation and deal strategy for the projects based on business targets and financial analysis; negotiate service agreements and package plans;
• Develop new potential tenants & Sign Lease: You will identify qualified potential tenants, prepare the documents for correspondence with potential tenants, establish relationship with potential tenants, able to negotiate and execute Letter of Intent and leases under guidance (and potentially renewal of existing leases). Lead the negotiation of supplementary agreements (eg: perk agreement, outdoor agreement, etc).

After lease signing, you will partner with Operations and Walt Disney Imagineering to do the following:

• Lease Management: You will act as contractor administrator by overseeing approvals, adherence to Shanghai Disney Resort standards, and ensuring routine audits are conducted; act as owner’s representative on construction and tenant improvement projects; contribute to drive internal alignment and coordination; assist with the implementation of global qualitative measures and processes;
• Analysis and Business Plan: You will closely monitor Disneytown business performance, provide analysis report and recommendations to maximize tenant utilization of assets; provide recommendation for tenant mix adjustment;
• Guest/Client Satisfaction: You will nurture business relationships at the corporate executive and local levels; develop, drive and manage Operating Participants; provide guidance and support to Shanghai Disney Resort Leadership.

Desired Qualifications:

• 4 to 8 years of relevant work experience in leasing, asset management, real estate development, operations or other related field in China;
• Knowledge of retail industry, development, and operations;
• Bachelor’s Degree in Business or other related field;
• Strong negotiation skills, experience of contract negotiation and ability to interpret legal contracts/agreements;
• Able to read behind data, strategic thinking;
• Ability to scope, create and analyze financial and valuation models;
• Demonstrated success as an effective negotiator/partner/collaborator/influencer;
• Detailed knowledge of Chinese retail markets and Chinese business practices;
• Ability to prioritize and multi-task work flows;
• Refined bilingual written and verbal communication skills;
• Advanced proficiency in MS Office suite;
• Professional Proficiency of English and Mandarin;
• Experience working in multinational corporate environments;
• Enthusiasm for and knowledge of theme park, branded consumer product, and/or media entertainment businesses;
• Strong secondary research skills with knowledge of business and industry research resources;
• Proven track record with project management tools and techniques;
• Understanding of Disney brand drivers and attributes.
